What an Automated Estimate Actually Is

An online home value estimate is produced by a statistical model that has never seen inside your home. It works from public records and recent sales, applying patterns learned from data. A represented seller has an agent to reality-check the online number. A FSBO seller often does not, so the estimate becomes the price, and any error in it becomes the listing's problem.
