3. Attic Conversions Without Proper Egress

If ceiling height, stair access, or safety egress is insufficient, the space does not qualify.

4. Garages Converted Without Permits

If they lack appropriate heating, insulation, and integration with the main floor plan, they cannot be counted.

5. Rooms Accessed Only Through Another Bedroom

These are considered functional obsolescence and do not meet the accessibility criteria for the bedroom count, but will be counted as living area.
