Every year in Greater Boston, the period between June 1 and July 15 produces a specific type of highly motivated buyer: the family that needs to close before school starts in September. These buyers are not shopping. They have a deadline. They have been pre-approved. Understanding the School-Year Buyer's Timeline

A family that needs to be settled before the school year begins in September needs to close by early to mid-August at the latest, allowing time for moving logistics before the school year starts. To close in August, they need to go under contract by late June or mid-July at the outside, accounting for inspection, financing, and closing timeline. To go under contract in June, they need to see the home in early June.
